Overview The Director of Real Estate has oversight of the Real Estate portfolio, site Real Estate strategy and related vendor relationships. You will provide leadership in these areas:
Lead the corporate Real Estate site strategy. Collaborate with internal partners in Workplace Planning and Project Controls, HR and Finance on master space planning. Manage teams, processes, and IT tools for managing real estate transactions, capital planning, financial management and international portfolio management as we expand. Responsible for managing relationships at the senior leadership level across the organization and fostering partnerships in a highly matrixed organization. Focus on continuous improvement and strategic roadmaps for future planning of the sites. Establish and drive the key partnerships and vendor relationships to deliver on Canoo's strategy. This role requires a combination of in-depth experience, strategic planning, and diplomacy to plan and manage the portfolio and deliver on deal requirements. Responsibilities Develop and execute strategic real estate initiatives in support of Canoo operations to maximize value, and accommodate Canoo needs for productive workplaces Produce long-range forecasting for existing footprint and scenarios for future footprint Work with the internal 80's for each property to ensure a consistent Canoo Look and feel for the upfit of office space, labs and plants - develop and drive a consistent process for working with 3rd party contractors to develop the design and implementation of projects Own strategic deliverables for initiatives/projects including strategic roadmaps, objectives and opportunity analysis, where applicable Select appropriate land or buildings, analyze financial viability to gain management approval, and collaborate with the Legal Department to negotiate/oversee drafting of documents necessary to ultimately control targeted properties via purchase or lease Communicate legal and financial aspects of a transaction process Manage and direct external consultants such as real estate service providers, external counsel, workplace specialists, space planners, valuation experts, architects, interior designers, project managers, facilities managers and translation experts Implement real estate plans with an understanding of the client's strategic real estate goals, balanced against the Company's overriding focus on responsible financial restraint Manage project initiation and scope definition, prioritization of assignments, and adherence to business unit-driven priorities, commitments, and milestones Manage and direct leasing, acquisition, and disposition activities for the Company Work with legal counsel to draft and scrutinize legal documents Manage the review, approval, and signature process for LOIs, contracts, and other agreements Perform analysis and due diligence in support of the company's site selection process Touring potential sites to evaluate for suitability Deliver sophisticated real estate rationalization analysis and portfolio planning strategies Deliver portfolio optimization strategies, workplace reimagined solutions and location site strategies Deliver portfolio master -planning and optimization studies, right-shoring strategies and city-level portfolio evaluating different markets Collaborate with internal teams to manage due diligence and budgets Deliver presentations to senior management for approval of leasing, acquisition, and disposition decisions Manage annual master planning process Serve as the key point of contact between the business unit and the real estate team on your independent deal delivery Host regularly scheduled and ad hoc team meetings as necessary to help ensure that transparency and business unit objectives are being met Be engaged and proactive in Corporate Social Responsibility and Energy/Sustainability programs Qualifications Minimum 20
years of real estate experience (as an internal corporate real estate professional, an external service provider, real estate consultant) Strong track record of delivering commercial real estate initiatives on time and within budget Experience in automotive industry preferred Experience with capital planning and portfolio strategies Project Management Experience Bachelor's degree required Proactive and entrepreneurial in evaluating market conditions, assessing options, and recommending appropriate deals Experience and resilience with handling complex and challenging real estate situations Ability to interact with employees and vendors in a professional manner Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously Ability to travel approximately 25 percent Working knowledge of real estate best practices Passion to change the world by simultaneously bringing electric vehicles to all and improving the environment in a way that has never been done before
Salary Range:
$250K -- $500K+
Minimum Qualification
Construction & Real Estate, Engineering ManagementEstimated Salary: $20 to $28 per hour based on qualifications.
